Welcome to our community. We’ve compiled information to help you enjoy the benefits of living at Country Squire.

Our townhomes consist of two, three and four unit homes with ground level and two two-story units individually owned.

Covenants and bylaws. The 94 homes in the association are governed by covenants and bylaws, and rules and regulations, with a volunteer board of directors that meets monthly.

 

We encourage feedback from our residents, and we welcome volunteers to help make our neighborhood even better.

The bylaws, and the rules and regulations,  are available at our website. Review them immediately. Check them again before any exterior or interior construction. 

 

Some key provisions —

•  Board approval is required for any exterior construction or repair, plus any major interior renovation.

•  Board approval is required for installation of antennae and satellite dishes.

•  Long-term rentals are allowed, but
short-term rentals, including Airbnb, are not.

•  All city and county ordinances supersede our covenants and bylaws.

If you’re unsure about any bylaws provisions, please contact a board member. 

 

Homeowners insurance. All homeowners are required to purchase and maintain insurance for their properties — with Country Squire HOA designated as an additional interested party or additional insured. 

Your insurance should cover the cost of roof repair/replacement from weather damage, including hail and/or wind damage. 

Please have your insurance provider send your insurance information and coverage to us at the above address.

Monthly maintenance fee. Your monthly fee covers many helpful services — and your fair share of the funds to repair, maintain and enhance everyone’s homes.

The Country Squire monthly maintenance fee is $200, effective Jan. 1, 2026. The fee is due on the first day of each month, or paid annually or biannually in advance. 

Kay Patterson, our treasurer, receives fee payments. Use the above address for mail or automatic bank payments, or deliver checks to the payment box at that address, not to the clubhouse.
We aim to keep fees manageable and, at the same time, provide the funds to care for
our properties.

 

What the HOA fee covers. The fee is a crucial component of your property ownership. It underwrites our HOA budget for all of our exterior repair and maintenance.

 

It also pays for weekly trash service, seasonal lawn service, leaf removal, twice-yearly gutter cleaning, snow removal of more than
2 inches, and tree and bush trimming in the front
of your property.  It gives homeowners free access to the clubhouse and pool.

 

Trash service. Covered with your HOA fee, the weekly trash pickup is early Wednesday mornings. Place your covered trash cans and sealed bags at the end of your driveway Tuesday evening. Empty cans will be returned to your garage door.

 

The schedule alters during holidays weeks. Consult ABC Disposal Service on Facebook for the adjusted days.

Property owner responsibilities. Windows, doors, garage doors, fences and gates, decks, exterior lights and roof and guttering repair from weather damage are owner responsibilities, the latter through your homeowner insurance coverage.

Follow board-designated requirements for colors of wood fences, as well as colors of exterior-window metal casement and wood trim.

All side areas cultivated by residents, including courtyards and fenced areas, must be properly maintained.

See shared costs below for partial reimbursement for fencing, driveways and front sidewalks.

Home inspections and related repairs that are part of real-estate transactions are the responsibility of the homeowner, not the HOA. 

 

 

Required colors and textures. Follow board-designated requirements —

Wood-fence stain: Cabot Australian Timber Oak Oil in honey teak.

Replacement window casements: metal frames, in dark bronze, to match the clubhouse window frames. 

Replacement window wood frames: painted to match building exterior trim. The association will provide the paint, and the homeowner is responsible for painting, including labor and associated costs.

Building exterior paint and trim are the responsibilities of the association.

Roofs: Full, shared roofs must match the HOA uniform color.

 

HOA responsibilities. Exterior repairs and maintenance, including routine roof and guttering maintenance and replacement, are an HOA responsibility, with homeowners submitting work-order requests as described below. 

Any exterior construction or repair must be approved by the board prior to work.

Any major interior remodeling or renovation, such as structural changes, moving walls and ceiling alterations, must be approved by the board.

 

The HOA handles exterior paint for walls and trim, and homeowners handle fence stain. The board determines all colors.

 

The HOA evaluates and approves driveway and sidewalk replacement, but with shared financial responsibility.

 

Shared responsibilities and costs. Fencing, driveways and front sidewalks are shared, pending documentation and board approval.

The association covers routine roof and guttering maintenance and replacement, but owners are responsible for carrying roof-replacement insurance to cover the full costs of roof replacement from weather damage, including hail and/or wind damage.

 

With consultation and board approval, the association will reimburse up to 50 percent of costs to replace exterior concrete, including driveways and front sidewalks.

 

Partial reimbursement for fencing may be made, up to $100 per side and $300 for the back, available separately, with prior board approval.

Work-order requests. The board reviews requests for repairs and external maintenance at each monthly meeting. It evaluates them
by urgency, by our ongoing maintenance schedule and within our limited funds for maintenance. 

 

Blank work-order request forms are available at the website and at the clubhouse mailbox, by the bulletin board. Please complete the form fully, with your full contact information. Send your completed form to the email address above, or deliver it to the mailbox of
Beth Downing, 4213 Country Lane.  

 

If your repair is approved, we will notify you when our maintenance team or the contractor will schedule the work.

Clubhouse and pool. They are popular amenities, so follow all rules to use them.

The clubhouse, with a meeting area, kitchenette, small banquet room and restrooms, is available free by reservation, with a $50 deposit. Members are responsible for cleaning after use.

 

The swimming pool is open to both homeowners and renters, and it may not be reserved. Pool season is from Memorial Day to Labor Day.

 

For homeowners, access is covered in your HOA fee. Renters may access the pool by paying a fee of $100 per month or $250 season. It must be paid directly to the HOA, not to a landlord, with the renter signing an agreement to adhere to pool rules. 

 

Direct family members of homeowners may use the pool without homeowner supervision if a family member who is 18 years or older is supervising. All non-family pool guests must be accompanied by the homeowner or renter.

 

Accessed by key fob, the pool has no lifeguard, so please be watchful for the safety of you and your guests. Do not use any pool toys even possibly contaminated by non-chlorinated water, from lakes, ponds or rivers. A resulting algae outbreak could close the pool for weeks.

Pets & animals. Our HOA covenants allow only two interior pets per unit — no outdoor pets. When outdoors, all pets must be leashed. 

Dogs must be leashed when outside unit courtyards, and they are not allowed in the clubhouse or pool area.

Please carry and use a clean-up bag as you walk your dog. If you see non-residents in the area, ask them to do likewise.

 

Do not feed or water feral cats and/or raccoons. Both are safety and sanitary hazards, and their feed creates hazards from additional rodents. If you feed and water feral cats, you may assume personal liability for any injury to fellow residents or any damages to resident properties.

 

Exterior decorations and signs. Political signs are allowed, as per Missouri law, but please place signs in your landscape area to assist with lawn maintenance. 

Exterior decorations should be limited. They must be immediately adjacent to your residence, not in common areas, which include the front lawn and around trees. No decorations, only live plants, may be placed around trees and yard lamps.

Excessive decorations, including lighting, will be declared a nuisance by the board, and owners will be asked to remove them.

Neighborhood garage sale. It’s a tradition to share Memorial Day weekend for our neighborhood-wide garage sale. 

Owners are responsible for their own city licenses, and the association assists with promotion and provides a dumpster for cleanup. It will be available near the clubhouse on June 6, 2026. Use it only for allowed materials. For electronics and hazardous waste, however, use the city’s twice-yearly refuse disposal.

 

 

HOA meetings. All resident members are welcome at our meetings. The association board meets monthly, at 6 p.m. on the second Monday, at the clubhouse. 

 

The monthly agenda includes short- and long-term planning, maintenance requests and budget, and open discussion of any unpaid fees. For efficient meetings, the board president allots the time for discussions of maintenance requests.

 

The association’s annual meeting is scheduled in October/November to elect board members and review the fiscal year, annual maintenance and any other proposals or issues.

 

Website. It includes information about the clubhouse, the pool and the grounds, as well as our covenants and bylaws, rules and regulations, and board-meeting minutes. 

 

Resident directory. An updated resident list will help you become acquainted with your neighbors. The list, emailed only with Country Squire residents, includes names and contact information of board members who can answer questions and assist with maintenance concerns.

 

Please review your directory information, and send us any updates. 

It’s helpful also to share an emergency contact for you in case we cannot reach you.

Email communications. We occasionally email residents with short-term and time-sensitive information, as well as info on Country Squire events. To join those emails, notify us at the above address.

 

Clubhouse mailbox and bulletin board.
Board-meeting minutes will be posted to the bulletin board, with blank maintenance-request forms and copies of minutes in the box. 

Follow the directions above for fee payments and clubhouse/pool access.
